My husband and I met Jim Holder a couple years ago as our landlord for the property we were renting. Because of our established relationship and his reputation, we decided to also hire him as our real estate agent when we were looking for our first home. As first home buyers, Jim really took his time to walk us through the process of home buying. He was very knowledgeable about real estate especially in the areas we were looking at, Arlington Heights, Buffalo Grove, Schaumburg, and thus was able to suggest specific neighborhoods that were ideal in those cities. As first time home buyers we were not entirely sure of what we wanted in a house. Jim really took the time to get to know us as clients by looking at a variety of styles of houses and responding to what we did and did not like in each. With the pandemic, we took a couple of months off from looking at houses. During that time, Jim was patient with us and was ready to resume the search when we were most comfortable.
When we resumed our search, my husband and I compiled a list of 8 different houses that we wanted to see and Jim was able to schedule all of those showings in 1 day. One of the best qualities of Jim as a real estate agent is that he is very accommodating to the needs of the client. As he was scheduling our showings, Jim was very flexible with the time and hours that he showed us properties to best match our work schedules. As we saw new properties come up, Jim was able to schedule these showings promptly and sometimes even for the day-of so that we would never miss out on a home that might sell quickly. All in all, my husband and I saw over 30 homes with Jim before we settled on the one we wanted. Jim spent a great deal of time not only showing us the properties but also researching the properties we saw and new properties that would best match our interests. Throughout the entire process, Jim was prompt when we wanted to act fast on a property and patient when we were still uncertain.
After settling on a house, Jim completely had our best interests at heart when we went in to make an offer. Even though we were okay with a higher offer, Jim said that he was still going to try his best to continue to negotiate the seller down and was ultimately able to negotiate the price down by $4,000. We were also able to use his variety of connections to hire a mortgage broker, lawyer, and inspector that were as knowledgeable as Jim in their individual fields. Overall the process of home buying was as painless as it could be and that is due to Jim Holder's experience, flexibility, and care for the client.

I'd like to offer a few words about my experience working with Jim. I've worked with other realtors over the years (when I purchased my first home in Chicago 14 years ago and as I searched the market for home rentals, etc.). The vast differences between the skills and follow-through of these realtors became evident the day I started working with Jim. I met Jim years ago when searching for a home rental in Arlington Heights. Home rentals don't net the realtor much more than peanuts in compensation; if you look at the # of hours Jim spent helping me against what he was paid, it would be a loss leader. However, what Jim didn't earn in $, he made up for by earning my trust. He showed incredible negotiation skills and follow through, helping me to find a home to rent in a tight market and short timeframe. I contacted other realtors at the time and none showed Jim's initiative. People who don't call me back don't get my business. Jim won my trust and I chose to work with him when I was ready to purchase my home. Jim held my hand through the process, used his vast knowledge of the area and the process to make it the best, most stress free experience. Buying a home is stressful (did I make the right choice? can I afford it? what if I discover bad things after I've purchased the house? etc.), As a busy professional, I didn't have time to spend scouring the neighborhood visiting tens of houses. Jim asked me pertinent questions, understood what was important to me in a home purchase, brought up other considerations, and put together a list of available properties that met my criteria. I think I walked into no more than 6 homes. He coached me through the process of negotiating my offer and purchase contract. He put me in touch with a lending agent, inspector, attorney - all of whom he's worked with for years and respected their expertise. Recommendations go a long way in finding the right people. I trust Jim and trust him to put together a solid team of supporting characters. Jim also asked me to write a brief statement for the seller, something that works to build a relationship with the seller so they want to sell to YOU. It builds a bridge, helping the negotiations to go more smoothly. This is but a small example of how Jim uses his experience and expertise to direct the process. In the end, there were no surprises, I found the perfect home, the process was actually enjoyable and I felt that an expert was in my corner the whole time. If you're looking for a great realtor, I'd recommend Jim Holder, hands down.

You will recall that 1981 was a rotten time to sell a house, due to the high mortgage (18%) interest rates (CD's paying 20%) and Carter's destruction of the economy.
So when Dorothy and I decided to sell our house at 508 S. Ridge I asked the contact that I used to handle the 50 to 75 employee transfers GTE Directories made every year to give me the name of the best realtor serving Arlington Heights. Since I was the V P Controller of the company I was sure that he would name a top notch realtor. He did and you were the guy!
You sold our house due to your Knowledge of the market, attention to detail and your financing suggestions that allowed me to avoid funding a second mortgage for the buyer. Then you found the perfect ranch house for us.

• Sold two condos for Craig's mother.
All of these transactions were handled expeditiously, professionally and to our complete satisfaction.
